Approved eight-lot subdivision site for sale

EXPRESSIONS of interest are being sought for a boutique approved eight-lot subdivision site in North Ipswich at 27a Waterworks Road.

With a substantial 6,526sq m* land area, the asset comes DA and OPW approved, which includes vegetation clearing, allowing for immediate development.

The site is being marketed and sold by Ray White Special Projects Queensland Directors Matthew Fritzsche and Andrew Burke.

Mr Fritzsche said the asset comprised a regular shaped, inside allotment, with 48 metres* of frontage to Edith Drive.

“This is a fantastic opportunity for developers to take advantage of a great land parcel, with lots ranging between 497sq m and 1,160sq m,” he said.

“The property is zoned ‘RL02 – Residential Low Density (Sub Area 2)’ under the current Town Planning Scheme for the Ipswich City Council.

“Access is a real drawcard and buyers will greatly benefit from easy access to the Warrego Highway, providing connectivity to Brisbane and Toowoomba.

“Surrounding development within the immediate area predominantly comprises modern good quality detached residential dwellings, with some light industrial uses on western boundary.”

Mr Burke said North Ipswich was a sought-after residential locality of Ipswich, positioned just 5km* north of the Ipswich CBD.

“It’s also just 45km* west of the Brisbane CBD and forms part of South East Queensland’s western growth corridor,” he said.

“This is one of the largest employment and industry growth areas in Australia, and is strategically located for access to existing and planned major employment generators.

“The nearby RAAF Base Amberley, already a fantastic generator of jobs locally, will be receiving a major upgrade that gives a real boost to employment opportunities for locals.”

Expressions of interest close on Thursday 04 July 2019 at 4pm.
