Ray White Commercial Queensland agent Brocke Hambrecht sold three out of three properties under the hammer on Thursday, totalling $5.65 million.
There was competitive bidding between four registered buyers for medical/consulting suites at 104 and 105/11 Eccles Boulevard, Birtinya, with the property sold under the hammer for $2.44 million.
The property was fully leased to three tenants including QML Pathology, Good Bean cafe, and a beautician.
“The long term commitment from a national tenant made for exciting result, one the seller was thrilled to have accomplished,” Mr Hambrecht said.
“There is so much going on throughout the southern end of the Sunshine Coast.
“The Brisbane based investors who eventually bought the property were excited to head north, spend some time in the region, and familiarise themselves with their new asset.”
A second property at 911 Nudgee Road, Banyo, attracted a lot of interest, with six registered bidders on auction day. The property sold under the hammer for $2.2 million.
The seller had been operating a family owned landscaping business from the property, spanning three generations.
“Nudgee Road was a very rare type of industrial asset which snapped up by an astute investor looking to continue lease back to the business and to capitalise on a very enticing location,” Mr Hambrecht said.
The third property, located at 1&2/19 Terrence Road, Brendale, sold under the hammer for $925,000.
“Terrence Road was sold to a local owner needing to expand on his current business operation,” Mr Hambrecht said.
“A simple negotiation before the hammer fell ensured both happy buyers and happy sellers.”
