EXPRESSIONS of interest are being sought for a rare opportunity to purchase a site with development and operational works approvals at 2 Henry St, Brassall.
With a land area of 1.74 hectares*, and only 5km* to Ipswich CBD, the scale, location and level of approvals are sure to attract strong attention for this plot.
Ray White’s Executive Director for Special Projects Queensland Matthew Fritzsche said the opportunity to purchase land in the Ipswich area, with these levels of approval, is a proposition that should be seriously considered.
“The key drawcard here is that the asset is shovel and sale-ready, have approval for 27 lots, three of which are approved for dual occupancy,” Mr Fritzsche said.
“To complement, the subdivision plan has been cleverly designed to cater to both local owner occupiers and investors alike.
“The site is also sale-ready, with draft surveys and disclosure plans already in place, allowing for speed to market to take advantage of current strong market conditions.
“The development opportunity is situated in the high-growth western corridor of south east Queensland and central to major employment generators including the RAAF Base Amberley.”
Mr Fritzsche said local amenities and the land’s close proximity to the Brassall Bikeway and transport links means the land will appeal to numerous markets and provide a real sense of community and connectivity.
“The Bikeway is a 14km bike path that highlights the region’s history, as it’s aligned with the first railway line built in Queensland. It’s fully paved and is a very safe environment for all,” he said.
“And to complement that, the land is well located to the Warrego Highway, providing connectivity to the Brisbane CBD and surrounds.”
The closing date for expressions of interest is Wednesday 10 October 2018 at 4pm.
